Its bar is one of the best known in Central Africa for big party nights or chilling at the beach.

The lodge has a 45 seater café on site and a PADI resort dive centre offering courses and recreational dives at the nearby Kande Island.

Lake Malawi is home to the rare breed of cichlid tropical fish, amongst many other species and the clear warm waters of the lake make for excellent diving conditions. The dive resort also offers water sports such as canoe hire, sailing, windsurfing and pedal boats. At present the dive business is leased out to an instructor who has all his own equipment and boats and pays a monthly rental to us.

The resort is busy all year round with peak season being from October to May. The owner, who built the lodge from scratch wishes to retire within Malawi and will assist the successful buyer in handing over and smooth transition of ownership etc.

The land is secured on a 99 year leasehold of which 74 years remaining. Kande Beach Resort is a limited company, licensed and registered for trade in Malawi for over 25 years.

The business is ongoing with a healthy turnover and further plans for future expansion of client base and diving activities. The dive school lease is optional and can be terminated with notice should the buyer wish to provide dive service themselves and provide their own equipment.

Included in this Sale:

The property is set on 1.2 hectares with solid established buildings including the 30-guest-room lodge, 3 bedroom house for the owner and 4 managers/staff houses on site. All guest rooms are fully furnished and the sale includes all plant and equipment, fully fitted out workshop, 35KVA diesel genset and some water sports equipment.

Additionally, the property also includes a PADI dive school and workshops, restaurant and bar, reception and offices/store rooms, etc.

Expansion Potential:

There are provisions to improve some of the budget rooms by adding en suites and space to build more rooms at the beach front with en suites and air conditioning, should the demand arise.

Additionally, management of this resort has been in talks with authorities to procure a ship wreck which could be placed a few kilometers off shore to increase the dive resort business, which would fill the rooms in the hot season.

Competition/Market:

Although there are other lodges within the area, Kande Beach Resort has facilities like water storage, hot showers, toilets and stock levels to cater for the large over land groups (up to 8 groups of 20 people at any given time) whereas the nearby lodges do not have this capacity or space.

ABOUT THE AREA

Nkhata Bay is a Malawian port town on the western shore of Lake Malawi. Its striking harbor comprises sheltered bays with forested, rocky headlands. South of the peninsula that juts into the bay, Chikale Beach has clear waters with colorful cichlid fish. The town’s ferry port is a departure point for Likoma and Chizumulu islands, with their secluded beaches and trails, plus Likoma’s 1911 St. Peter’s Cathedral.

Nkhata Bay is at the most northerly point on Lake Malawi reached by David Livingstone during his expeditions through Africa over 150 years ago. Its small sheltered harbour is a focus for the Lake’s fishing industry but it is also becoming increasingly important as a tourist centre. As a vibrant port town in the north of Malawi, it is often referred to as the gateway to the islands. It has a wonderful craft market and a bustling (almost Caribbean) feel to the town. With plenty of small shops and a bank / ATM as well as internet cafes, restaurants and bars, and a highly reputed and long established dive school, Nkhata Bay, despite its size, has a lot on offer. Just a 3 minutes drive away from the town centre is a beautiful sand beach, Chikale, where there is a choice of simple lodges.
