Yes – In most cases, a full internal inspection is required to provide an accurate valuation figure.
The minimum information required is the correct address/plot number of the property, the purpose for the valuation, your full name, your contact number and email address.
From the day of inspecting your property to the day you receive the valuation report generally ranges from 2-3 working days. Commercial properties take a little longer. We are also available to undertake urgent assessments – particularly for auctions or court cases.
Valuation fees range from 0.5% – 1% of the property value, depending on the location, type of property (house, land, farm, shop, project, commercial property, etc) and the purpose of the valuation (mortgage, sale, financial reporting, insurance etc) because each report style is different. Yes – Direct Comparison is the main method used in valuation. A Valuer will compare your property with sales of similar properties that have occurred in the area and make adjustments for the positives and negatives and allow for the market behaviour at that time.
